Condensation and Mould Advice


Condensation can result from deficiencies in a property such as insufficient insulation, broken windows or lack of heating. Condensation and mould growth in homes is one of the most common types of property complaint. We can work with occupiers and landlords to help address these issues. 

Condensation is mostly a problem in cold weather, it is made worse by inadequate ventilation, insulation and heating.
• Leaking pipes, wastes or overflows
• Rain seeping in through the roof, a blocked gutter, cracked pipe or around window frames
• Rising Condensation

You need to address the cause of the problem to prevent it from damaging your home.
• Reduce moisture production
• Ventilate to remove moisture
• Insulate, proof-draft and heat your home

What can you do to help beat condensation 
• Open windows when cooking
• Use the bathroom extractor fan when washing or showering
• Keep the property heated
• Dry clothes outdoors if possible or in a room with the door closed and the windows open

Things you shouldn't do
• Do not block permanent vents
• Don't block chimneys, leave a hole and fit a grill over it
• Do not draft-proof rooms where there is condensation or mould
• Do not draft-proof a room where there is an oven or fire
• Do not draft-proof windows in the bathroom or kitchen

How to remove mould
Wipe down walls and window frames with a fungicide wash - make sure it carries the Health and Safety Executive's approval number, and stay away from children and pets! Follow the instructions carefully. Once completed, redecorate using fungal paint. Do not paint over with ordinary paints or wallpapers or the mould may return.
